Notice is hereby given that the Batavia Township Zoning Commission will meet for a public hearing on Thursday, November 13 at 5:30 p.m.

Article 36 establishes the framework for Planned Developments (PDs)âcoordinated, master-planned communities reviewed through public hearings. The PD process allows the Township to: Review large or complex developments comprehensively rather than lot-by-lot. Approve customized layouts, architectural styles, and housing mixes that provide flexibility and promote affordability, while maintaining quality standards. Require open space, buffering, landscaping, and amenities beyond what standard zoning districts allow.
Most Township Residents live in a PD (see attached list), approved under Article 36. This zoning tool is what allows the Township to place detailed conditions and restrictions on significant developments through multiple layers of public review, first by the Zoning Commission and then by the Board of Trustees. This process gives the Township far greater oversight and negotiation authority than standard zoning districts.
The alterative to Article 36 for new developments is straight zoning districts. These districts do not provide the Township with the same ability to require open space, enforce infrastructure improvements, preserve streams, or attach legally binding development conditions or amenities. In essence, Article 36 is one of the Townshipâs strongest tools to manage growth responsibly and maintain accountability in the development process.
Page 12 of the Township's Growth Policy Plan outlines different types of development, and showing the conservation of green space in a PD development. The intent of the PD District is to promote flexibility and creativity in site design, protect natural features, and encourage more efficient land use while ensuring compatibility with surrounding areas.

Residents with gas service in Batavia Township and the Village of Batavia will receive a letter in the next few days related to a contract with AEP Energy.
The current gas aggregation rate with AEP Energy is $0.5024 per ccf
The new gas aggregation rate with AEP Energy starts with the November 2025 bill and ending on the October 2026 bill will be $0.6499 per ccf.
Between August 2024 and July 2025, Dukeâs Gas Cost Recovery rate averaged $0.748 per ccf. The new $0.6499 per ccf aggregation rate gives participants protection against Dukeâs variable rate this winter.
There is no termination fee to enter or leave the program at any time. Opt-out letters will be mailed to eligible accounts in late August.

Republic Services has resumed large item pick-up for their customers. As a reminder, this is 3 large items per month and shall not weigh more than 50lbs (each item). The following items are not allowed: Hazardous materials, autos and auto parts, batteries, tires, etc. Mattresses and upholstered furniture must be wrapped and sealed in plastic.
